Start by explaining to your real estate agent and mortgage lender that you have a revocable living trust and intend to have this new real estate be owned by the trust. It may be useful to provide the lender and/or realtor a copy of your Certification of Trust [offer to send that document to the client]. If the lender and other parties permit the trust to be the Grantee (purchaser) of the real estate, then no additional steps need to be taken. HOWEVER, some lenders do not want their buyers purchasing the properties directly into the trust. These lenders will require the clients to purchase the real estate in their individual name. If this is the case, then see the next FAQ!
